The program offers 30-year fixed-rate FHA, VA, Conventional and USDA mortgage loans with financial assistance, silent second loans up to 100% for down payment or closing costs. No federal recapture tax provision
Second loans are 7 or 10-year terms with principal deferred, no accrued interest, and provides up to 6% of the final first mortgage loan amount. Repayment obligation is forgiven in equal monthly increments and will be 100% forgiven at maturity of the note. The 7-year term proration begins after year 2, and the 10-year term proration begins after year 5.
